What difficulties have you had investing in Southern Maine whether you buy and hold or flip. What are the unique difficulties in Southern Maine?

I am pretty new to investing and I want to get into my first buy and hold investment, but I do not have a long or steady employment history. Is there any way for me to get a mortgage. I am highly confident that if I got one I would have no problem making the payment every month, but I am concerned that I will not be able to get a mortgage to begin with without a longer employment history.

I'm a brand new investor looking to get into a buy and hold property in or near the Portland Maine area, but I don't have much capital yet. How would you suggest getting started near that area without being able to qualify for a 300k plus mortgage. Is there anywhere near by that I can get a buy and hold deal for more toward 150k or do I need to find another way to build more capital first?

I'm very new to real estate and want to get into buy and hold investing, I've heard mixed opinions on whether it's better to buy a property and fix it up to rent or to buy a property ready to live in and rent that. What are your opinions?

I'm not sure yet unfortunately I am largely starting from scratch I'm working and saving every penny I can right now for a down payment, and I'm looking at them market as much as I can. I'm hoping to get a multi family property which I can live in while renting out the other units. I know I want to be buying and renting properties. Do you have any suggestions of where to start?

Hi, I currently live in Pennsylvania near Philadelphia and within the next few years I am hoping to move to the are of Portland Maine and start investing. I am sure I'll have many questions along the way but for now I just figured I would introduce myself.
