I’m looking at a triplex in my hometown that seems like a decent deal so far. The listing says it’s zoned R-1 though, which I’ve seen is for SFH dwellings only? Does this mean it shouldn’t have 3 different households or could it be grandfathered? Who is best to contact about it? Thanks for your help :-)

I grew up there. Definitely a market for summer rentals. There are a TON of options for vacationers though.

Hey all,

Looking to buy a small sfh 2/2 listed for $38k. Just got some numbers back from a hard money lender:

"I can lend you 90% of purchase 90% repairs, not to exceed 65% ARV

12% interest only

no points on loans under 100k

$3000 origination paid at closing

$995 underwriting

close in 7-10 days"

Seems reasonable since I'm newer to the game? Planning to BRRRR. Rehab is probably around $20k, ARV is around $90-$100 easy based on comps. Only one house in the area has sold for under $100k and it was much older, one less bath, and super outdated.

I've had a couple quotes to have a walkout door installed but they're all about 4 times that price...ugh.

@Thadeous Larkin Welcome sir! Glad to have another in CO. I live in the Denver area and am a reservist up in the Ft. Collins area once a month. I have been interested in the Springs market as well.

I'm thinking about having a walk out entry installed for my basement. It's pretty much a studio apt down there and I don't use it for anything other than a small gym tucked behind the utility systems and laundry area. Might as well get some income out of it.

Anyone have experience with this addition/upgrade? It SEEMS fairly straight forward and I'm assuming the easiest spot would be where an egress window already exists. 

Any idea on costs? I'm hoping 5k-10k range.
