Hey Justin! I have clients that do that closer to UCR and they’re doing well with it. It comes down to the monthly mortgage cost vs rent. But there are a lot of people out there doing this and it does work. Just watch how much money you spend.

Hey Gabriel! Just sent you a message. I think it starts with looking at what your monthly cost would be of purchasing a property, see how much you could rent the rooms in the house for, and see how much those rents would cover your mortgage. If those numbers work for you, then it would be a good property to buy. Definitely think about getting pre-approved for a loan if you haven’t already.

@Joel Borja, if you still have your contingencies available to you, because of your lay off, your loan won't be able to go through, so you should use your loan contingency and back out of the deal to get your EMD back. Hope this helps!
