Post: Tenant Not On Lease Won't Leave!

Hello BP, so I was informed by my tenant today that she has been allowing a woman (friend of hers) above the age of 18 live with her for the past 1.5 months. The woman moved to Ohio from Texas and has gotten a job here. My tenant now wants this woman out of her apartment and she is refusing to leave. This woman paid my tenants December rent without my knowledge and is now stating she needs a 30 day notice before she can leave the premises. I inherited this tenant and the lease she is on. She is a good paying tenant and I would like to get this woman removed, however, the lease I inherited doesn't state that the tenant is not allowed to move other people in. Does the Ohio Revised Code cover that or would that have needed to be in the lease? Could I issue a Notice to Remedy to remove the woman even though that is not in my lease? Or would that not be valid for this situation/hold up in court? I assume I should talk with an attorney but should I charge my tenant or the other woman for those costs?

All new flooring (LVP) in the whole 700 sq. ft. unit, new stove, toilet, light fixtures and a whole lot of paint(kitchen cabinets, doors, walls, ceiling, trim, etc.). Paint and new flooring can really do wonders on an apartment and for relatively cheap if you do it all yourself. The tenant in here prior smoked in the unit so I had to prime over EVERYTHING. I'm very happy with the way it came out and I did it all for under $5k and it will increase the rent on the unit by over $150! Took just under a month(~150 man hours) to do it all. It was my first time doing something like that so I'm sure I'll be able to reduced those man hours on the next unit now that I've learned a few things.

@Travis Oakes I am currently doing the same thing. Im house hacking a 4-unit. I removed a tenant that was on a month to month lease, moved in, renovated it and then removed another tenant in another unit. Will be moving into that unit by the end of the week and I already filled the renovated unit. Its a great strategy. If you are willing to be flexible and hop around it can be very profitable.

Hello, I am currently looking for a 4-unit house hack in a hot market (Dayton, OH). These 4-units come on the market and are gone in a day. NONE of the 4-units posted in the past couple months will accept FHA financing. How am I suppose to make this work when no one will accept an FHA loan and all these properties are selling at or above asking in as little as three hours?!? Should I seek private lending to fund a down payment on a conventional loan? How can I convince a seller to accept an FHA offer? I have been looking for a 4-unit since March, very few appear on the MLS and the ones that do don't like my financing. What do I do?
