I have done some short term rentals here in Tahoe after the regulations were passed and initially got a letter from the city telling me to shut it down or a fine would be issued. I talked to them extensively about the issue and they told me that if the rental is 'owner-occupied' (guests in single rooms as opposed to renting the entire house) I could continue to do short term rentals as long as I am there. 

A local business lawyer told me that owner-occupied STR is the way to go, and I also met another vacation rental owner that told me you can get around the regulations if you legally document the short term rentals as 'time-shares' as well. However, the neighbors here in the Keys are extremely weary of vacation renters and do not like the prospect of having any out-of-towners in their neighborhood. I understand their perspective on the matter but in my experience of hosting single guests or couples over the last 4 years has been incredibly positive and nearly incident-free. Most guests arrive late and leave early - mostly just looking for a place to sleep between skiing/hiking sessions. Hopefully the city will continue to allow these types of rentals - let's stay in touch as things progress!!

Hey Everyone! So thankful to be a part of this amazing community - I have learned so much from Bigger Pockets and will forever be grateful for the wealth of information I've gained from interacting with everyone here :)
However, I am posting here to see if anyone has any thoughts/advice/wants to collaborate - anything would be greatly appreciated!
I am currently completing my real estate licencing coursework and have saved up about 20k from doing vacation rentals in my college town (Santa Barbara, CA). I now have the opportunity to live in South Lake Tahoe in my grandparents home for free (incredibly fortunate to have the place to myself as it is a second home) and am wondering if I should seek out a brokerage here to perform as an agent as I build my wealth to eventually invest. However, most of the homes here could be considered 'luxury' and it seems like a fairly low volume market. I am developing my skills with 3D photography/tours as well as graphic design and digital marketing.
Any ideas on whether I should live for free in Lake Tahoe and work as a real estate agent in a competitive/low volume market or move back down to my college town of Santa Barbara and pay rent while building a real estate career there?
My end goal has always been to find and invest in cash flowing properties using househacking/BRRRR strategies and I am wondering if anyone has any advice for a young professional crafting a path forward in real estate.
Any advice would be incredibly helpful and I would love to connect/collaborate if anyone is interested in vacation rentals!!

Hey all!

Thank you for being a part of this great community - BiggerPockets has taught me so much.

I am currently a student at UCSB that has been managing my own 'creative vacation rentals' over the past 4 years for fun and profit. This has given me some financial freedom but I am looking to take it up a notch with the cash flow that I've saved up to this point.

Would love to meet some of the other investors in the area - I have some cool plans for a high ROI investment strategy in the area and would love to discuss.

Thanks for all the feedback everyone, I am always astounded by the community support here! Tt looks like quite a bit more due diligence must be done before jumping into a deal here - I'll definitely look into Meyers as well as nearby cities in Nevada and see what can be found there. It is a shame that the city is looking to stifle vacation rentals - tourism is an essential part of the economics and culture of South Lake Tahoe...

Congrats on your decision to join this amazing community. I am a Sacramento native and have also been looking at the area as an option to begin investing in Multifamily rentals. There appear to be many fixer-upper type of homes in Arden-Arcade that might be perfect for the BRRRR strategy from Bigger Pockets. Perhaps you might be interested in partnering on a deal? Thanks for the heads up, that is definitely a trend worth considering. I am quite interested in developing tiny-homes as vacation rentals, but there seem to be heavy regulations on zoning requirements for those...
