Post: Book Suggestions and BRRRR Questions

I just finished reading David Greene's Buy, Rehab, Rent, Refinance, Repeat book and I really enjoyed his insights.  I decided that I am going to take this year to gain the knowledge I need to become successful, while saving up.  Hopefully at the end of the year or early next year start I will have the capital to start pulling the trigger on properties.  I was wondering if anyone had any suggestions as to what other books to read (specifically on finding the right markets and deals and also rehabbing properties)?  I also was wondering for those who have had success BRRRRing multiple times, did you first place your focus on one city or region within a particular state or did you bounce around and have properties all over?  I live in Florida and would love to start here, but I am also more than willing to invest out of state as well.

RTS has a pretty great bus route so that probably won’t be too difficult if you stay on the more “college streets” in town. Also, are you looking for single family homes, condos or multi family? The HOA's in some of the dues for some of the condo neighborhoods specifically are outrageous. Keep that in mind when running numbers as that can blow profit quick. See what they cover in terms of the HOA dues. Single family homes are a good option and there are several neighborhoods know for being geared for more college rentals. I would consider lawn care included in the rental amount though since Gainesville does have a ton of nature and most nurses don't have the time to be mowing lawn and keeping up on landscaping.

Lots of other things to consider as well but this is a start. Hopefully that helps. 


Thank you for your insight! I will definitely take all the wisdom I can get. Right now I am open to single-family homes, townhouses, or apartments/condos. I would eventually like to get into multi-family homes. I have noticed the crazy HOA fees in some of these complexes. I new they would be high, I just didn't realize how high haha.

Hello,

My wife and I have been talking about starting to invest in real estate. We want to start out small with just one or two rentals and then increase. We live in Gainesville, Fl. So I’ve thought about rentals near UF and marketing it student housing. Has anyone had experience with focusing on rentals geared towards student housing?. We are also looking into maybe doing a rental that is marketed to traveling nurses as we have a pretty big hospital network. Any advice is welcome.
