Post: Financing Closing Costs

I am currently seeking to close on an investment property but I have insufficient funds to cover all of my closing costs. The deals I have been looking at are solid prospective investments in terms of potential cash flows. I know that I can present an investor with a solid return on their money.

Are there any creative methods to gain access to $10,000-$20,000 in order to cover my closing costs? I'd like to avoid a personal loan if possible.

@John Casmon Any advice on the best way we can ensure that we can rent the rooms with good tenants? My partner and I will be doing a 50/50 split of everything and including some options to get out as @Anthony Susco mentioned. We plan to create a separate LLC to hold the property as well. Our plan is to make renovations and rent the home for 5 years in order to build equity and then sell. Any advice on how to structure the options in our partnership? Thanks for the reply!

I'm 23 years of age and a recent college grad looking to begin investing in real estate. I am currently looking to purchase a 4-5 bedroom home in NJ with a partner. We each plan to live in it and rent the remaining rooms for the year. We are looking to finance the purchase with an FHA loan and stay within a one-hour commute to Manhattan.

I have been searching for good deals on Zillow and Trulia as well as talking with a few different brokers. The property is going to need some aesthetic repairs in order to increase value.

After reading the Bigger Pockets "The Book on Investing in Real Estate With No and Low Money Down" this seemed like a good strategy to get me going. My partner and I both have good credit and good jobs at major financial services firms but limited capital. 

Any advice on financing this purchase, financing the repairs, finding a great deal, or overall investing strategy would be appreciated!

I own and operate a contracting business and I have collaborated with many contractors in order to refer business to one another. I'd suggest attempting the simple aesthetic repairs yourself (drywall finishing, painting, staining, etc.) and save other work for the more experienced folks. This way you can save a lot of time and use it searching for other deals! You can hire an independent contractor that has an array of experience to do some repairs from you and learn from him. Individual contractors can be found on Indeed or Craigslist by posting an "offered position" and outlining what you need. These folks are often cheaper than other contractors that are more well known. When you meet with your prospects be very transparent with them and require at least 3 references who can attest to the quality of their work. Ask for pictures of work as well. Hope this helps!
