I will be purchasing a duplex that I plan to occupy while renting the other unit. If I sell the home after 2 years will the profit from the entire sale be tax free, or just 50% since half of the property was used for investing purposes? 

I am looking for a solid property manager to handle basic maintenance, tenant showings, rent collection, evictions, etc. Any stories on positive or negative experiences with property managers in the Newark area would be greatly appreciated as well. Thanks in advance.

I am looking to do some cash deals in NJ and I would like to know the typical amount of time it takes to close. In NY it takes about a month and I am hoping it is a bit quicker in NJ. Also, any insight on what usually holds the process up would be very helpful as well.
