Update the seller's agent suggested a reduction in price. Is this a good option? The estimate is around $15,000 for the work necessary. This would reduce downpayment and closing costs by around $3000. Could I instead opt for them to pay the $15000 via check?

How can a seller credit be paid once the closing costs are already covered? The seller wants to give a credit for repairs so we can close early but the closing costs are already covered. Where would this credit be applied to ?

The appraisal price estimation I imagine the price estimate is the most valuable but when it is at value are there any other details in the appraisal report that can be used for a price reduction?

I'm the agent representing myself in this transaction and it is my first transaction so just want to make sure I get everything right.
Quote from @Russell Brazil:

Im unclear what your question is exactly?

Send a request for repairs if you want if you are in your inspection period.

I want any damages/fumigation related to termite to be handled by the seller. I just want to be sure I write this out correctly in the request for repairs form.

Seller's agent saying he doesn't want to put any money in until after the inspection contingency is waived, But how do I guarantee the work gets done? This includes not doing the termite inspection. I'm going to send a request for repairs form. How should I include any repairs related to termite report?

@Jonathan Greene Thanks for the reply! This is my first time hearing the term cloud brokerage. They will offer a virtual training then ?

Tyler, I would try Keller Williams. In LA they are offering new agents decent training for $60 a month.

Thanks so much @Renee Harris for the reply!

Would there be any issue with me being in San Diego for this option?

I'm looking for a low-cost broker to hang my real estate license in California. I recently passed my License Exam in California for Investment purposes mostly. Does anyone have a recommendation as to where I should hang my license?

I would make it to the point on the first attempt. You get one first impression so make sure he knows you want to purchase. Highly unlikely he responds on the first go so you need to have a  plan to get the full effect

So then if he doesn't respond to my first message how should I proceed?
