Hey I just got approved for my Heloc and am ready to invest in my first official rental property. (I already have one but it was gifted to me)

I'm kind of nervous to draw from it given our current economic times. Basically I'm worried about the bank where I got the Heloc from. I know no one has a crystal ball and can see into the future but i am just curious. Should I just go about my investing plans? Should I be a bit concerned? Anyone else out there feeling the same way as I am? I understand my bank is different from yours and there isn't a clear cut explanation an what may or may not happen. I guess I am just looking to hear from others on how they feel about this and what they are doing.

Post: Turnkey in D class neighborhood

I am interested in purchasing a turnkey property only. I am finding properties that appear perfect as far as the condition of the property and the price range. I don't have a lot of cash so these perfect properties unfortunately are in D class neighborhoods. A friend of mine who has several properties tells me to stay away from a D class neighborhood. I feel like if I don't take a chance on some of the updated properties in a D class neighborhood then I won't be able to start buying real estate. How critical is it to own in a C class neighborhood or better? Is owning an updated property in a D class neighborhood better than not owning a property at all? Anyone out there having success owning in a D class neighborhood?

I am having the hardest time finding a property management company. Am I asking the wrong questions? I do not own a property yet but I am just inquiring about general info. Potential rents, rate and fee structure, neighborhood analysis etc. Most companies I have contacted either don't service my specific area, don't work with third party properties or just won't respond to my emails or calls. I contacted a realtor in the area and he said he would email contacts of PMC's he's worked with in the past. So far he hasn't gotten back to me. (I emailed a few hours ago)

At first I was leaving very transparent voicemails stating that I don't currently own in the area but am extremely interested. Then I was more vague and just asked to contact me asap. I've contacted approximately 20 PMC's via email and phone calls and still nothing. I honestly wasn't anticipating it to be so difficult to get someone on the phone to discuss # etc. apparently I was wrong.


Any tips for a newbie here on how to start a dialogue with a PMC. I feel silly even asking for something like this but it has become so discouraging.

 Any advice would be greatly appreciated.
