I am just curious. I am listing one of my properties for sale. Next week my 2nd installment of property taxes are due. Is there potential for a lien or some other penalties that I may face if I sell after my property tax is due without paying my 2nd installment?

I have a tenant who has fell quite a bit behind on her rent. My PMC sold their business new PMC went out of business a month later and now I have a brand new PMC. I just got a delinquent bill for waste waster on the property. If it isn't paid soon then there will be a lein placed on the property. Any advice on what I can do aside from paying it myself?

I have to PMCs in different states. Both of them charge 10% of each months rent. Definitely worth it.

One of my PMC's collects 100% of the first months rent for a new tenant.


I've heard expect anywhere from 8 to 12% of each months rent. 

I have read that NOI does not include interest on your loan. I am curious why this is the case. When calculating NOI do you deduct the interest you are paying towards your loan?

Update: I finally received all of my $$$. I went through the BBB and the Illinois Division of Real Estate to file a complaint. An investigator through the Illinois Division of Real Estate contacted me after I received all of my $$ but i advised him to follow up with my previous PMC as I am sure there are more people out there like me. He said he had not contacted the company yet but definitely intends to follow up as they have been reported previously. I provided my rental agreement and payment history etc. I am glad to have received all of my $$ and I thank @Joe Norman and @Drew Sygit for your advice.

Any advice on how I can collect $$$ from my property management company? I'm in California PMC is in Illinois. I thought about small claims court but the total amount owed to me is $990. By the time I fly out etc. it doesn't seem worth it, even though I could add those expenses. I filed a complaint with the BBB, this actually helped and they did send a payment but that was 2 months ago and I am still owed $$$. I also filed a complaint to the attorney general. I contacted an attorney but that doesn't seem ideal either. Any advice would be much appreciated.

I recently purchased my 2nd rental property. My first property was through a turnkey company so this experience is a little different from my first rental. I seems like it may take up to 5 weeks to obtain the deed to the property. I need to line up some contractors and a PMC but I'm curious if I should hold off since I don't officially have the deed yet.

Should I have any concerns with scheduling repairs etc. without obtaining the deed yet?

In September after being with my PMC for 1 year I decided to switch to a new PMC and so far I am a lot happier with the new company. My previous PMC would take way too long to send me my rent payments. The last payment I have received from them was in June and my tenant has made payments for July and August. 


The last email correspondence from them stated the I would receive my final funds by the end of September. Well I emailed and called on 10/1 and have had zero response from them. I don't understand why it is taking so long since these payments had already been made by my tenant. I have since contacted an attorney who will be drafting a letter. 

I wanted to reach out to see what any of your experiences are when this happens and how you have resolved them. This is for an out of state rental so I have only been reaching out via email, text and phone. 


Any advice is appreciated.

Hello Last year I bought a property I found on the Roofstock platform. Thus far I am pretty happy with my rental. I wanted to see what other sites people have used to expand my options for my next rental.
