Hey Everyone - I’ve invested in FL and Brooklyn but want to add to my portfolio in a new market. I’ve always loved Asheville and would love to meet with local realtors or property managers who could sell me on investing in the area and help guide me to a smart purchase.

I’m not looking to get rich quick but would love to find a break even, “safe”, long term investment.  Something that can pay itself off and have a good chance of appreciating over time   As

Also open to investing in SC, VA, GA, or TN if anyone has a market they're passionate about.

Post: Looking for first Multifamily Orlando

Hello Everyone,

I'm looking to meet agents, wholesalers, or potential partners for multifamily deals in the Orlando/Volusia areas.  Ideally, would purchase a duplex, tri or quad to start.  Would be looking in A or B neighborhoods where I could see potential for long term appreciation.  Need them to cash flow and be around 1% rule.

I currently have 4 mobile homes (on land that I own) in Daytona and work with my mom, who's local, to manage them.  We've been successful and have some decent cashflow from these properties but looking to add a multifamily for a more long term strategy than the mobile homes.

Please reach out if you have any opportunities or suggestions.  Currently located in California, so would be great to connect with investors in Orlando/Volusia area.

Thank you Rachel and Mike.  I have now checked into zoning and this won't be a problem since there was already a mobile home on the lot before (and luckily my parents are friends with someone who works in code enforcement).

So now its a matter of finding a mobile home... seems a big tricky since most of them are being sold brand new or with land.  So I just need to figure out a way to get a used mobile home that isn't attached to land or I would be able to pay to move.

Hello everyone,

I recently purchased a vacant lot in Daytona Beach and think I will put a mobile home on it to rent it out.   I bought the lot for $20,000 and think I could get a decent 2 or 3 bedroom mobile home for around 20k.  I'm figuring rent should be around $900 for this sort of property.  Does this sound like a good plan ?

Hoping to network with other investors in the area who are dealing with mobile homes and get some advice as I go through the process.  Please let me know if you're in the area and don't mind discussing!

Kevon - Thanks for the opinion! I appreciate it.

Kanise- I had thought $300/month for an HOA would be sufficient. Thank you for bringing this up. And the additional cost of weather related insurance is also one to think about! I think the solution is get to South Florida and begin analyzing real deals rather than hypothetical ones. But I really appreciate a locals opinion.

Hello Everyone,

I'm a young professional who is relocating to Miami. I don't currently own any real estate but eager to begin investing. I want to live in Miami Beach, and I'm looking at studio condos. I'd like to be the owner/occupier while I save for a downpayment on another property (1yr goal), then rent it.

It looks like you could pick one up for 80-90k and they rent (from craiglist research only) for about $1,100 a month. I know I'll have other expenses... HOA, insurance, taxes, maintenance, but it seems fairly reasonable that I could get one of these to cashflow $100/month. As a back up plan for vacancy, I would plan to use the unit as a vacation rental on airbnb.

Anyone have experience investing in studios or the Miami Beach area? Any thoughts?

Thanks,

Tyler
