@Gino Barbaro Im trying to buy a 92 unit complex in the OKC area. The complex has 16 fire units that are just studs and 24 need a hard rehab. About 30 need light remodeled and only 30 percent are cashflowing right now. They tried to sell previousy for 2.2 and the financing fell through. Its going to take 800K-1M in rehab costs but should apraise on the very safe side for 3.6M but could easily appraise for 4M. My question is WHere would I find financing on a complex that is in this situation, until the apartment is at 90 percent occupancy for 90 days and can get institutional financing?

Hello, I'm looking to invest in an apartment complex. This will not be my first investment but it will be my first multi family and I'm looking for private lender suggestions or any help I can get. In the past I've been lucky to buy with little down and would like to do the same if possible. Any help is greatly appreciated.
