@David Vanlandingham this has been a good discussion to peep in on. Where does a ROBS fit in as an option for using retirement funds to invest and potentially enjoy some liquidity now?

I’m in jax. In a similar situation as this hypothetical but have a blend of retirement/non retirement funds with a large heloc and looking to transition into mostly real estate.

I am currently selling a home. I bought in 2012 and had no issues getting insurance. The current buyer can not get insurance because of the age of the home (85 years). The owner before me was a do it yourselfer and updated the plumbing and wiring. It all inspects good but there were never permits pulled. Any advice on finding an insurance company that will insure? Also I think I know but why did I have no issue in 2012 and now the new buyer is getting hoop after hoop to jump through?

What software or app or platform does everyone use to keep track of all their personal investments? I have multiple mortgages, banking accounts, credit cards, brokerage accounts, crypto currency accounts, crowd funding accounts, employee 401k, self directed ira, employee stock plan administrator, shares in a small-town bank, I feel like I could go forever. A huge portion of my anxiety about investing in real estate is just adding to the list of **** to keep up with. A big worry is if anything happens to me how does my family know where all my assets are?

Jeff: Definitely look into a heloc from credit union. I got 90%. I am a jax local and sounds like I’m in very much the same boat as you. It is nice to be in a market that is mentioned so frequently as a not fully tapped market. At the Beaches it’s hard to find a deal but other areas of town seem pretty ripe. I am going to pm you my number and I can give you my two cents on different areas. Who knows maybe we could even partner on a deal. I have very much the same mindset and same questions/dilemmas you’ve stated. I’ve found a contractor I believe can help me. He’s a fellow BP member and an investor himself. Seems to really have his **** together.

Nice to have you aboard Robb. I’m new to this too and have a similar bio and goals. Have you checked out jax reia? I’ve been to a couple meetings and they have good content and they’re good things to keep your morale up. What part of town are you in?

You mean it’s not like becoming a notary?! Just kidding. I understand getting a license is not easy and includes some hard work and barriers. On some of the podcasts, Brandon has suggested it may in some instances be a hindrance. Didn’t mean to offend any realtors by implying it was an easy thing to do. I think you’d all agree it goes without saying that there is some time and work involved. I just wouldn’t want to spend that time and work and then find out that it ties my hands in some situations. Thank you all for responding.

I am just getting started looking for my first deal. Been to a couple of group meetings and feel like I should have some cards. Only thing is I don’t really do anything yet so not sure what to put on them. I thought about super basic with just name, number, and email address and maybe some goofy slogan about making deals as a start. Any suggestions?

Is there any reason not to? I drive a lot for work and figure just to be able to get into key lock boxes (after checking with listing agent of course) it would be nice along with the access to mls.
When you’re talking about buying with your 401k is it still a 401k or has it been converted to a self directed ira? I’m in the same boat as you with an old 401k with close to 300k in it and I want to go big right away, either with one big deal or a few smaller ones. My old employer 401k doesn’t have the mechanism for real estate investing so I have to use a sdira. I’m just curious if your actual 401k allows for it. If so that’s cool that the company and your employer offer that.

Extremely helpful...one thing I need clarification on: in your scenario when I write the check for the second property from what funds am I writing that check? The new commercial LOC? If I then put that second home in my trust, how does that improve my equity if I just used equity to purchase it?
