Quote from @Sheryl Sitman:

I manage the Philadelphia Landlords Connect FB group and you are welcome to ask there as well. It took me several tries with PMs in Philly before I found the right one for me. It can make or break you :-)

Thank you!! I will do that as well. I’m in that group already and had not considered that route haha. But yes, PMs are tricky. I am on my 3rd try.

Any recommendations for a good PM in the Philly area. I have a few doors in the city and in Delco ~15 min away.

I found a pair of condos in the Springfield/Folcroft area, just outside of Philly. They're asking $175k for both.

I've never analyzed a condo investment before. Anyone have tips? Things to look for? Am I missing pitfalls?

Decent renovated inside, 2 2bdr units, 2 garages, probate parking spaces, basement, etc. Not the most walkable area, but close to shopping and would probably appeal to 25-40 yr old couples or roommates... Rent about $1200 per unit, $175k asking...

I bought a duplex in Southwest Philly/Eastwick (near the airport) for too much in 2018 and put a substantial amount of money into it. I've realized the errors I made and am now ready to refinance. I'm hoping to recoup as much as possible. Now for the question...

The basement is such that it can be made into a very functional space for an efficiency or just a nice laundry and rec room. Should I renovate the basement before I refinance or just leave it as is?

Anyone know a good contractor who can make my basement functional? (bathroom, new drywall, electric, maybe a small kitchenette install, etc. needed)??

Note: Plenty of updated houses in the area with finished basements. I believe the value could potentially be increased $20k-$30k by doing so.

@Jhanel Wilson Wow. I'll definitely be looking into PFCU. Thank you! Do they require you to be a member?
