Business associate today gave me these ideas to add to all the great advice when marketing on a low budget to find wholesale deals:

Place we buy house sign on your car.
Place business cards at gas stations, ATM machines, casinos, and inside books at bookstores.
Ads in thrifty nickel.
Mortgage brokers for leads.
Cold calling for leads.

To add what was said for safety sake for women: Get all information about the house over the phone and qualify the seller to see if he or she are truly motivated to do a deal. Then meet seller at a public place and have them bring all necessary information to put house under contract if possible deal. Also have seller email pictures of the house. Afterwards, you can go look at the house to see what repairs are required with a contractor and/or partner. This is a great idea especially if you do not have a close friend and/or spouse to initially go with you to meet seller at house.

I know all about hard work; I know this will not be easy. My goal is to find a wholesale deal within three months before my birthday.

1) Call all FSBO and For Rent ads on Craigslist and other free advertising websites (and newspapers). Ask them if they would be willing to sell quick for cash at a discount or if they are open to a lease option (rent to own).
I will start this idea this week.

2) Get a subscription to Foreclosure Radar and doorknock all the Pre-Foreclosures in your area.

Are you a subscriber of Foreclosure Radar? Can you tell me if their leads are fresh? How much is subscription?

3) Start building relationships with agents in the area you want to work in and see if they have any houses they can't sell, expired listings, or just old, beaten up, ugly houses that nobody wants

What should I offer in return if agents are willing to do this for me?

4) Find somebody with a lot of money and no time who is willing to fund your marketing campaign and split the deals with them.

Besides real estate clubs, do you know where I could find such a person besides family and friends?

5) Bandit sign are a cheap way to advertise your business and generate leads

Great idea. I am making my own bandit signs and will be placing them out in strategic intersections.

Just hit with a lay off from company...I'm on a fixed income and trying to do real estate wholesaling. I only have a $100 I can spend per month on marketing to find wholesale deals and assign contracts to get paid. How would you spend funds until goal is achieved? Please break it down for me.

Also I have a lot of time on my hands until I am gainfully employed again. I need to use this time constructively.. Besides looking for employment - any ideas?

So you are saying if I wanted to buy commercial properties under my business entity & be compensated-this would be ok? Where could I find more information about this topic?

I might add "contract for deed" technique to my arsenal in acquiring residential properties to flip in Mo.

Hi Brian,

A lot of what you said make sense.

For now, I guess I will stick with residential wholesaling; its easier.

In the interim, I plan on gaining skills and knowledge in commercial real estate, and increasing my connections in this arena.

Hi Bill,

I realize facilitating a real deal in Missouri without a license is illegal. I would be a principle in the deal in assigning my contract(s) to JV partner-so that would not make me a birddog. And, I plan on using his proof of funds letter. If this is not allowed then I will not be doing JV. I will continue to do residential wholesale deals...lol

What I would be bringing to the table are deals that meet his requirements. I could network with people who have expertise in the commercial arena and/or be mentored to learn how to find deals not listed on MLS or Broker. You have to start somewhere, right?

Hi Brian

His name is Richard Tunnah. I would definitely have a lawyer look over any legal documents if I do this JV. He is not asking for any money. How does one get a job in commercial industry unless they are licensed and work for a Broker? I am not trying to go that route. I figured this would be a way to get experience in the industry by reading books in this area, networking with people in commercial real estate such as real estate clubs, asking questions on this forum, and taking action.
