@Tom Wagner Wakefield does not seem to have STR laws (yet). I'm sure it's just a matter of time that they will come up with one, just like the other neighboring towns / cities such as Boston, Burlington, etc and likely to be more on the restrictive side. Just to note, there's several active STR's in the city. Our plan is for a temporary STR just for the year. Having said that, I would be very careful and personally stay away from a long term STR play in the Metro Markets (even for those with laws already in place).

 @Erick Sembrano looks to me like Airbnb is illegal in Wakefield but you can double check with the town / a lawyer

What's the ARV/ sqft?


$700 - $750 / sqft.

I'll be all in for about $1.65mm and the ARV should be around $2mm, though most of that is due to the market appreciating vs me adding value.

Some markets to consider: Jersey City, South Orange, Bloomfield, Montclair, Union City, West New York, Bayonne

For Union City and WNY look out for rent control

I went with Jersey City and would recommend others to do the same. Happy hunting and good luck in your search!
