There are some deals to be had but they are definitely few and far between, particularly now given the recent rise in interest rates. To give some context on what I'm seeing on the MLS it looks like most 1-4 unit stuff in Boston comes in between a 4.5 - 5.5 cap, and that (as Jonathan mentioned) you can find some better value as you push further into the suburbs.

I don’t have a specific vendor to recommend but those numbers do seem really high. As a point of reference I just did 20+ Vinyl windows in Jersey City, NJ for $350 each installed.

My supplier and installer worked for United Windows. Sold them to me at a reduced price and then did the install himself on a weekend.

It could be worth calling suppliers to see if there are any contractors they recommend.
