David, I wouldn't be asking about a non-refundable until the end buyer signs a assignment contract in which he agrees to the terms. I would think he would not mind a non-refundable deposit considering he agreed to purchase the home.. or am I wrong?

What's up family!

Had a quick question... Once you have house under contract and find a buyer for the home, I have been told you need to get a non-refundable deposit from the end buyer. My question is what do I do with that money? Is that part of my assignment fee, or will that money be used towards my end buyers purchase of the actual property in which I would need to give to my Title company?

Once I have an end buyer that makes offer, do I send him the assignment contract to sign? or do I send him a separate S&P contract along with the assignment contract?

Investors/wholesalers.....

What are the "no-no's" to look for when considering vacants? And are they severe enough to defer you from the property?

Thank you everyone! I have not figured out how to tag peoples names specifically yet (Looks like I'm a newbie at this as well ha!) but thanks for the words of encouragement and also advice. I love it!

I am going to post my properties as soon as I put UC and can't wait for the feedback! I have tough skin, so don't take it easy on me!

Hello fellow RE investors! My name is Tyler Walton and I am from Atlanta,Ga. I'm 25 years old and work customer service at ATL airport and since jan of 14 I have been involved with wholesaling real estate.
