Thanks Curt. To be honest I was a little hesitant but I just figured a rehabber could tear down and use however desired or remodel. It's a rental area, so the repairs could obviously be minimized  but thanks for your input. I appreciate it!

Hi Family!

I recently got a property in Douglasville, Ga and just need some veteran input/advice/mentorship on it. It's a property in real bad shape. Needs to be done top to bottom. It's only 900 sq/ft and has 2/1.  it needs 25-30k in repair. I'm asking 8500 for it which is 2k less than the actual land value.

If anyone would be interested in helping me out, or possibly interested in purchasing shoot me a PM and ill send you pictures and all other information I have!

Thanks guys for giving me so much information. I have to say, from reading everyone's approaches it kind of depends on who your dealing with... Correct? I mean I know the gameplan needs to be established but at the same time you need to know how to protect yourself and the time you have spared making a deal if buyer wants to jump. What I would be personally comfortable with is giving my EMD to seller to obviously put property UC. Once I have my end-buyer wait for him/her to inspect the property then once accepted sign the assignment contract.. collect my assignment fee and also collect his non-refundable deposit to then take to my title who is handling the close... Sound ok?
