I have this exact same question today. I wish there were some replies. Did you ever come to any conclusions, or have any insight that you are willing to share?

I can use some advice on this one... I took over an existing tenant who frequently asks for repairs, or has complaints about the property. The property is a nice, well maintained property in a nice part of town. Some of his requests include asking to spray his exterior wood pile for spiders, replace a dryer knob, replace working doorbell, and increase flow of refrigerator water line. What are the responsibilities of the landlord versus the tenant? Where is the line drawn between keeping your tenant happy and requiring them to fix some of their own problems? Thank you for your responses.

When calculating numbers for rental income, what is a fair estimate for repairs/ maintenance? And what is a fair estimate for Cap Ex? Is there a commonly excepted percentage for single family vs multi family?

I am preparing to rent out my property. It has a washer and dryer hookup. I am wondering if I should include a washer and dryer with the rental.

With a washer and dryer in the unit there is the potential Pro of increased rent. However there is the potential Con of having to keep the machines operational. 

What is the general consensus in regards to adding a washer and dryer to your rental? Is it better to include them, or is it better to just rent the unit with a washer and dryer hookup? Additionally is there anything anything else that I should be considering?
