Just curious. If its only a triplex why do you have to go through a commercial lender?

@Salvatore Lentini We are all putting in money towards the property. We will be dividing out the share depending on how much each party puts money in for the down payment. 1 person has a lot of experience already and owns a few complexes.Per your advise I feel much more comfortable doing this deal as a first investment so thank you so much for your reply.

Hello,

Looking to do my first investment. an opportunity came up to invest into a 16 unit apartment complex In Houston with 2 other investors. Numbers look good. Aside for the setting up LLC and setting up an operating agreement (as stated on page 1) would you say this is a little too big of a leap as a first investment vs getting a starter home on my own?A house I can easily liquidate vs a shared complex is much harder.

@Jessica Ward I'm new my self too. It appears not many title companies do double closings anymore from a few I have contacted. They do assignment of contract which means your buyer will see your wholesale fee.

@Lionel Mosby Jr ended up not working out. I bailed last second due to an attach custom covered patio that looked unpermitted and I didn't want to deal with the headache.

@James Polk thanks James will look into that as I just met with a CPA to learn more regarding LLC's.

Hey guys , looking to jump in with my first investment deal I found from a wholesaler. I am recently married and I know texas is a community state. Does investment properties change in anyway if paying cash from a wholesaler? Or do I just put both our names and both sign at close. Thanks.
