@Ashley Abramson thanks for the response this will likely be cash purchase this all makes sense what you are saying. The ARV is from recent sales in the area with similar bedroom baths and square footage

@David Dachtera thanks for your response I would want to update the kitchen and bathrooms, replace carpet and flooring, I believe this is a brick house, windows and possibly the roof and this would be a fix and flip.

Hello my fellow BPers I have a question for you investors out there this maybe a tricky one. My question is what would you pay for a 4 bedroom 2 bathroom bungalow 1719 sq ft. this home was built in 1926 it has original plumbing and electrical and needs some updating everything in home is functional the ARV is $267,483 with what I listed what would you pay for this home?

@paul thanks so much for the advice I am sure they are on the market will focus on off market. The 33 unit has cap rate of 10.27% fully occupied so I am sure someone is onto that.
