Does anyone know of a lender that would provide me a HELOC on my property that I rent out (its my 'primary' family residence and only live in when not being rented) that also provides me with 90% of my income for the past 2 years?

Hello!

My 2023 goal is to partner with someone(s)

on a ~500-acre village in Tennessee (willing to consider other states if the land is right) by the water consisting of: A-frames, tiny homes, glamping tents, and treehouses complete with amenities I have come across on my travels: zorbing, zip ling, outdoor movie theater complete with stationary classic cars and space for outsiders to bring their vehicles in to park, above ground shipping container pools with see through plexiglass, lake blob, monthly mini burning mans, pool/sand volleyball, outdoor music venue, drone racecourse, 3d print stations, planetarium, and other ideas to get people to "stop the scroll" and provide the most unique experience imaginable.

I have 5 years' experience hosting/owning a top 10 revenue producing property in Nashville (Google Golden Ticket in the Gulch if you would like to check it out) and 12 years' experience as an automation/control systems engineer at an oil/gas firm in Houston.

The ideal scenario would be some land with the utilities already in place and the strategy I am thinking off the bat is to buy fractions of land (with the ability to purchase more next door as the project scales) and begin with the low-cost items to start cash flow such as the glamping tents, tiny homes, and low-cost amenities.
I can provide up to 700k equity and believe a great partner would be someone with 5+ years licensed construction experience, similar Peter Pan like mindset, or is experienced with creative financing.

Thanks for all of the helpful information. I am in the middle of signing a Joint Venture where I provide the capital while he provides the land and the labor/materials for the new home(s). Any advice on what documentation I should be asking him for (project schedule with timelines, expected bill of materials, permits, surveys, utility plans, list of all of his subcontractors for each specialty, types of insurances required, etc)?

Also, any book recommendations on business as well as new home construction pitfalls/advice would be appreciated too.

I have come across a lot of gurus that seem legit recently and was wondering if anyone here has purchased any of their programs as I am trying to narrow down to just one program. 

Has anyone tried Humzazafarbnb, Tony Robinson, Robuilt, or Michael Elefante's programs?


Humzazafarbnb seems to be accelerating the quickest, so I am definitely geared towards going that route. Any advice is appreciated.

Hello,

I am hoping to get insight on what type of delays to expect in this region if I decide to invest with a builder in town, so that I can properly structure our contract and get some kind of reasonable project schedule (timeline with type of work to be performed).
