I signed up with Aven a few months ago. The process was straight forward and easy. I got approved for a $80k limit, a little lower then I wanted. I scheduled my appointment with the notary and he showed up on time and took about 15 minutes to get through the process. I got my card about 5 days later. I logged into my account with ease. I haven’t needed to reach out to the company for any issues. I also haven’t used the card yet but I think I will just to check and make sure everything is ok.

@Shiloh Lundahl I really like the trade up model. This is the model that I’m personally working on. Can you explain the lease model?

Hey everyone,

I wanted to get other investors opinions on if it's wise to buy my first rental property under a LLC or not. The pro's and con's of using a LLC. I've been doing some research but figured I'd reach out to the BP community for some help.

What’s up, Hayden! 

I did the same thing with recently being more active on BP and having signed up a few years ago. I’ve been listening to the BP podcast for years now.

I live out in Yamhill County and own a SFH as a primary residence. My wife and I are currently closing on a fix and flip in SE Portland with a couple of partners, which is pretty exciting with it being our first REI other in our primary home. I'm looking for our next investment to be in Multi-family or STR. I'm working towards FI as well.

Do you rent out your beach house? Where’s the beach house located? My wife and I surf Seaside and Shorties. We’re looking for a property out that way as well.

@Annie Stedman I have been looking into out-of-state investing as well. It seems to be a great way to start in REI for investors in high cost areas. I have read the Real Estate Rookie book and have been listening to the BP podcast for a few years now. So much valuable information shared there. I appreciate the feedback and hope to see you post your deals that you close on.

Thank you for the response, Joe. I definitely had that idea of different strategies working in different markets. Some investors find what strategies they like but it’s not always the best strategy for the current market. What have you found that’s worked for you in this current market?
