Was wondering anyone have a good str market that I can cash flow around 25% and purchase for anywhere between 175k and 250. I would like to put down anywhere between 40-50k but can go to as high as 70k. I know there is obviously place like Orlando. But not sure if it works in my budget to get best bang for my buck. So was wondering if anyone has any good ideas like Orlando with in budget.

No taxes assuming you are the LLC owner. Whether there is any value in transferring to the LLC is a whole different question.

1st off the logic of that agent is ludicrous why should you not care about cash flow. Although yes there are other reasons to invest there still are so many cash flow deals that include the other reasons so why not get that as well. And if you don't cash flow its a terrible deal. Also when looking to invest and picking and area you should know already what your looking for and care for in a deal and don't trust the agent to tell you what to care about, remember the agent wants to sell cause that's how they make money, always take what agent says with grain of salt.

I am looking to purchase my 1st rental with hats money just to close quickly (off market deal) my email is flooded with private and hard money lenders. I have 2 questions 1)How do I know which are legit? 2) does anyone know if I have a few lenders pull my credit will it show as 1 or many pulls negatively affecting my credit score? Thanks
