3 units in San Jose, Ca and one lot in San Jose also.
Hi Simon I am a GC and I would first like to say sorry for your experience with this contractor. Unfortunately you ran into a bad contractor that does not display true craftsmanship and professionalism. I would report him to the contractor state license board. Also go ahead and do what the other person in the replies mentioned and go talk to inspectors about a “ friend” who got lied to by a contractor and now has completed work with no permits.

Hi John, I know it’s been a long time since you posted this question but I am a GC and the answer is.... it depends. During a bull market, I’ve seen GCs do 50%+ overhead and during a recession they will charge very low overheads. It is all dependent on how busy they are and how the economy is currently doing. The more ethical GCs will simply say they are too busy instead of charging insane overheads ( I’ve seen some crazy bids before).

Hi Armand, do you have the plans ready already? Are you building residential or commercial? If you are doing residential, how many units? Sfh? Apartments?

Hi Eric I am a general contractor/landlord and similar to what Jason said, the fact that you said excavation makes it seem like you are on a hillside. It would be more expensive to build because you would most likely need big piers and a stronger foundation.

I am a general contractor in the Bay Area, CA. I currently own an 11k sq foot lot and plan to build a home on it. This is located in San Jose,Ca. How should I build the home to maximize property value? The lot is zoned R-1. It is also located east side san jose and the highschool nearby is James Lick High school. Does anyone have a estimate of how much it would cost to rezone my property to R-2? 11k is plenty of space to build a duplex. Is it even likely that I will get my property approved to be rezoned?
