Sorry for the delay in my responses. I got locked out and am just getting back into my account.  I will check out Penfed.

Anyone recommendations on a good HELOC lender in Chicagoland? High LTV, low fees and drive by appraisals ideally. This is for a non owner occupied 3flat. I ideally do not want to disturb the tenants with an appraiser.

@Jonathan Satizabal The systems does not have batteries(at least to my knowledge but I will check).  You concern is similar to mine...my main concern is was the installation damage the integrity of the roof.

Are there companies that inspect solar panels?  I am having a hard time finding a company that can perform a home inspection that is familiar with solar panels in Chicago.

Thank you all for the replies. My accountant is unaware of this strategy.  I will need to do a little more digging.  I have maxed out the seller credits my lender will allow for so I cannot ask for that in lieu of commissions.

@Jeff Stein  That is the issue.  If I take a commission then I will have to pay a taxes on that amount.  Advise if that is not correct.

I am licensed broker and am purchasing a personal primary residence. If I accept a commission create a taxable event which I am trying to avoid. Can I accept a "rebate" from my brokerage in lieu of a commission from my brokerage considering this will be my personal primary residence? It is my understanding the "rebate" is non taxable. 

Does anyone have any experience with this?  I have also reached out to my accountant but want varying opinions.
