Post: Broker in ny,fl and nc

I'm looking for brokers that work in my, fl and nc. Advice or reccomendations?

1. The lease I signed with them says they have 7 occupants (5 children 2 adults); later I realized that the mother also lives in the apartment. Though I'm not sure how I missed it to begin with when I bought the house (yes, I made the mistake all say to avoid, hoping that it would be alright.) 

2. I have photo proof that the tenant made an altercation to the property without my consent, on 2 occasions, one occasion I was working on fixing it (the sink sprayer) the second is the tv went from being on a stand to on the wall. Also, i saw on their Facebook that they kicked in a door in the apartment because their children were not listening. One more they verbally told me they put a hole in the attic door when the past landlord was in control "because the landlord did not have the keys and they wanted access (I'm very much against them having the access due to it being an old rickety attic and the apartment is large enough without NEEDING that attic space.

3. In the lease it is a smoke free building. I asked them to use an ashtray to keep the butts off of the ground. I am pretty consistently smelling smoke in ny apartment especially when she is in the basement doing her laundry and the heat turns on. Butts all over next to their porch. 

4. I hear banging and yelling all the time from their apartment and the basement. 

I am trying to be understanding but the situation is becoming frustrating. When I first moved in her kids would climb on my basement stairs and I once opened my door to a kid with a hammer in hand. Then I got my dog... they hate everything about him being here and are scared of him so I have been trying to mind them by making sure I walk him out on the leash before I let him off the leash (making sure nobodyis outside) as well as taking him for walks instead of going into my backyard so that the dog can get his energy out and poop and pick it up as were walking. I admit due to the cold on occasion the poop is missed or left out there but so are their children's toys. Toys and poop are not comparables, but I have been trying to give them leeway regardless because we're all human. Every time I see her she rolls her eyes and I'm walking on eggshells. I feel like I am being walked on and my house and yard are expected to be only theirs, but please tell me if I am wrong. 

I am househacking in New York. My tenants have violated their lease and it is like walking in eggshells even just upon sight with them. I would like to find a lawyer before I proceed to ask them to leave to assure that I am covering all of my bases, any opinions as to any attorneys I may be able to ask, how much it may cost? Opinions? 

Scott Schultz thank you so much for your recommendation. After taking out the carpets and all we came up with the idea of trying follow through with the laminate that's in the kitchen. I thought it was going to take forever to fine but in the end it ended up being right behind me while at Home Depot looking at the flooring- traffic master lakeshore pecan!
Yea I've done the same myself. Still working on the last little bit. I could pay it off but I've chosen not to because it's no interest anyway 😊

Rachellette McKissack I would pay off your other than school debt bills off just enough to where you're comfortable putting a decent amount into your savings. I actually use the app Digit to help me out. For awhile I only had one card to pay off on. At the moment i now have a few more. I could pay them off right away but instead I'm decided not to because as long as I am paying off a larger amount than the asking amount... it'll be no big deal. Maybe you should try to transfer your amount to a different card getting 0% interest for a bit. When you do that it would also help you pay off what you can while you don't have crazy amounts of interest building up. In my opinion having a credit card or credit debt it's my the end of the world but it is also a very high interest rate generally. If you can go about it with the lowest interest rate possible, pay off over the recommended amount and put away money at the same time it'll work out. Referring back to what digit is and how I use it. Upon receiving digit you connect your checking account. Every time you spend money from that account it will take out a small percentage - or whatever you ask- from that account and put it aside so that you can withdraw that money and do whatever you'd like with it. My choices that I give myself 1. Save it Or 2. Put it towards a bill Generally I have been using it to put it towards the bill. Usually within a month I save about $100 or more into the Digit which I then end up being about $75 or more over what they were asking. Ive absolutely enjoyed this way of saving, and I hope that you find this helpful and that you discover the way that helps you to be excited to save more.

I will definitely keep that in mind for the tile in the kitchens and bathrooms. It is good to hear that it wouldn't affect people coming in. I didn't think it would affect renters wanting to come in and my dad said it would actually attract him to the property a little more If done attractively. Although, it was my stepmom who was all about the carpet. Due to this being a deal with my Dad it's convincing that has to be done - even though he was convinced from the beginning that anything but carpet would be better- and when it is backed up by someone on BiggerPockets it's enough to convince that it's really is the right thing to do. I started saving last April. I used a index card and started by writing down each paycheck how much I'd save if I put half of my check into savings. It is now a year later and on a 20k income I've saved about 13k since last April. Ways in which helped me to save was: 1. Living at home (26 and living at home stinks but it works) 2. Bus pass - Actually this was unintentional but helped me to save up more with the little income I have. 3. Goodbye to Netflix- There won't be much time for Netflix anyways if you're spending a good chunk of your time trying to figure out how you plan on going through with your deal and finding the deal. The main key of all is to make sure that you're not spending more than you're making. These are just my ways I was able to go about saving, but also don't forget to look for ways to leverage or others to work closely with for your first deal. My dad has helped me purchase my first property and it's currently still his until it pays for itself or until I finally workout my mortgage situation. I'm completely fit for a mortgage but have had a number of problems with contact- my most recent contact is out on vacation and his sub was sick wth laryngitis for a week... meanwhile the house was about to close and I couldn't get a response from anyone.
