Hi @Audrius Pauliukonis , I'm curious as to what Town you're in. I wouldn't think it would be hard to find renters in the lakes region. The fact that it's vacant is great for buying, much better than inheriting tenants. You might have to be patient and wait a bit for good tenants, but ask @Chris R. who just did a rehab on a 3 family in a Town pretty near to the lakes region that hasn't always been known for the greatest location, he has great tenants at great rates, just had to be patient and wait for some good ones to come along.

Hi @Joshua Tessier the shaker cabinets from Home Depot aren't bad. If you go into Home Depot and talk to the guys at the Pro Desk, they can put your order in the the "deal desk". Basically they send it to corporate and they look at how large your order is and what you're buying and they'll apply discounts. Be careful because sometimes items that can only be ordered online they can't order in the store and no discounts can be applied (unfortunately I think this includes the shaker cabinets, but they have other kinds).

They also offer discounts if you order a certain number of cabinets. The shaker cabinets definitely aren't really high quality, but for rentals or lower end flips they are fine and look pretty nice.

I don't think the bank will allow you to count the "potential" income toward covering the debt (i.e. the unit you won't be living in). You'll have to cover the entire mortage with W-2 income.

Typically you will put down 20-25% on a new build, but as @Michele Wax mentioned above, sometimes if you own the land free and clear they will allow you to use that as collateral and finance the entire build for you.

@Jonathan Bombaci you should talk to your commercial lender, a few that I've talked to have had no problem including a rehab budget in your loan. Like a hard money lender they will only reimburse you in draws, but as long as the increased value is there I don't see you having too much trouble doing this. Try talking to a few local banks, if you send me a DM I'm happy to give you the names of the banks I'm talking about.

@Sasha Fukuda honestly those premium numbers don't sound too bad. I have policies for duplexes in Milford, NH that are about the same. Numbers are always higher when the property isn't owner occupied.
