Appreciate the feedback! I was trying to gage the gross income and the occupancy rate was one of the slots in my AirBnB calculator.

For this property I’d say finding my team (cleaners, handyman, and contractor) is the next biggest step.

Just got my first duplex this year and starting to learn the game more. I was wondering ways how you guys save money on taxes? Do you do it yourself or hire a tax professional?

I just watched a recent Bo called tax-free millions. Trying to apply these methods this year.

I don’t think they could get that amount. The sellers were really aiming to get at/above 190k for the property.

I definitely agree the price wasn’t made from the condition of the HVAC units. But I do believe they should replace the units before hand or drop the purchase price.

The retaining wall would be an expensive endeavor as well

Currently under contract for a duplex listed at 190,000. Yes completed the inspection and if you build a few major repairs needed (2 new HVAC systems and the retaining wall). Repairs estimated around $10-15k.

What are your guises thoughts on negotiations with the seller?
