Hi Michael Saracino . Good question- my main motivation is two fold: (1) to see when new properties are listed and control the auto alerts that I receive when new properties are listed in various neighborhoods. I understand I could just have an agent set this up for me, but I’d like a bit more flexibility and control. And (2), the historical data you can mine from the MLS seems to be far superior to public sites like Zillow, RedFin, etc. Perhaps you have a different opinion on this? Feel free to share your experience. Also, I would likely act as my own buyers agent when purchasing investment properties. To be honest, the expense and time is fairly minimal in my mind, especially considering the 170 hours of education required in CO just to become an associate broker! Thanks for the comment.

Just a quick little background on my situation. I recently moved to Massachusetts from Colorado, where I was licensed as an associate broker (essentially the same as a real estate salesperson in MA) and I am in the process of applying for a reciprocal license. I would like to utilize the license for the sole reason of gaining access to the MLS for investment opportunities (i.e. I don't plan to be a buyers/sellers agent). So my question is:

Do I need to hang my license under an employing broker in order to gain access to MLS? Or can I simply sign up as a licensed Massachusetts individual and be off to the races?

Any input is greatly appreciated.

@Becky C. Hi! I'm living/working in Boston proper, but will definitely be looking outside of the city for value-add single and multi-family opportunities. I've heard a bit about East Boston, but you're right- prices are going through the roof in that neighborhood. I suppose it's all about finding that diamond in the rough...

I'm very interested in finding some neglected single-family homes in areas with future growth potential (could that be any broader and exactly what everyone on here is looking for lol). @Christian Nachtrieb- Congrats! That's a big first step, hopefully one of many for you. Being new to the area, getting a lay of the land is my biggest learning curve. I'm sure there are numerous areas that are ripe with opportunities. I've heard Jamaica Plain and Dorchester have some up and coming areas. Would definitely be interested in connecting and hearing more on how that first deal came together for you. I'll send you a note.
