You could use Propelio. It costs money, but they offer a free trial to see if you like it.

I was also thinking about doing the same, but renting it out as a short-term rental (air bnb/vrbo) when I wasn't using it. Have you looked into the costs of building one yet? I'm curious what the price per square foot is approximately?

I haven't tried any of the others mentioned yet, but I just started using Stessa and it seems pretty good for being free. I would check it out.

I've found decent quality waterproof LVP at the Habitat ReStore on 290/34th for pretty cheap. You can give them a call and they'll let you know if they have any in stock. Limited colors, but for a rental they would work.

I wouldn't think you're legally obligated to return the form, but I'm not an attorney. It's a tough position to be in because on one hand if you tell the truth, that might prevent them from finding a place to lease and they end up staying at your property. On the other hand you don't wanna lie just to pass off a crappy tenant to someone else so they can be their problem.
