I have a friend looking for a multifamily property in Hunstville, and I'm looking for an agent to refer him to.  Prefer an agent who also invests, but am happy with an agent with experience with investors.

Greetings! I'm a part time investor in SFR's living in San Antonio who's looking to network and share experience/resources/deals. I've basically been working on my own handful of rental property investments but am now looking to plug in to the greater experience and community of real estate investors in San Antonio. I've actually got a real estate license here in Texas (Home Team of America) that I only use for my personal investments and to help out friends/family. I'm wide open to meet folks, add value to the conversation where I can, and soak up information like a sponge. I'm an investor in San Antonio that has previously only done SFR deals and am interested in townhouse development. Specifically, I am looking at a dilapidated 4-unit single story "apartment" building that I want to add a second story to and convert to 4 townhouses or condos. Currently the property is zoned MF. Here are my two questions... 1) Has anyone done this in Texas, and where do I start in regards to zoning regulations to make sure I can split this up into 4 separate units? 2) Would I be able to use a 203 for funding, then split the properties after the fact, assuming I'd stay in one of the townhouses for at least a year?
