I agree with Shawn. I have reached out to multiple local lenders directly and through mortgage brokers for my DFW deals - if it is non-owner occupied investment property with 2 or more doors, the down payment is 25%. Structuring that 25% is a whole big topic of its own.

I am not sure about San Francisco - may be there are areas that are 90 minutes drive away from San Francisco where 30k can be a down payment for a duplex or a good SFR. In Dallas metro where I invest, I would buy a duplex with this money as down payment and lease them out - better cash flow than a SFR and you are positioned better to avoid 0 or 100% vacancy situation that you have with a SFR.

On further due diligence, found that the seller made an 'error' and had shown lower property tax value in proforma sheet. Verified with the county website/ appraiser office and found the property is appraised close to sales price. So the taxes are also higher :-( and the numbers do not look attractive anymore. I am concerned with other numbers in the proforma and hence would not be pursuing it anymore. Lesson learnt - Nothing beats due diligence. Thanks for the inputs.

1. It is assessed very low

2. Purchase price is 4.6X current appraisal value. CAD is appraising this as only land.

3. Income approach is used to value the property and it is a MHP that was turned around and stabilized in 2013.

Thanks, John. There are no other improvement except main utility lines. The higher price asked by the seller is a business value derived. Would splitting the sale price in the contract into components (land, business value etc) help and if so what could be those components? Thanks again.

I am interested in a MHP that is for sale in Dallas metro. The MHP does not own any mobile home - only lots are rented. Can you please suggest how the deal should be structured to keep the property taxes at current level and not go up significantly post the sale? Thanks for your inputs.
