Hi Folks, please be critical! I'd rather get beat up on the internet than get crushed by the bloodless verdict of the markets!

This is our first vacay rental, so looking for any feedback on any of it please! Pics, commentary, amenities, decor anything is fair game.

Located on the Mississippi Gulf Coast, I under wrote $220/night at 60% occupancy (annual average).

self managing for now, but have a pretty good team locally that can be there if something comes up. How big are the projects you want done? We didn't have anything major, so we mostly used small contractors for everything except painting. There's a ton of demand for rentals in OS, so you should be able to rent it out pretty easy. There does seem to be a max rent cap around $2,300-2,500/month.

Thanks! Congrats to you too! Let me know if you need any trades references, we just finished a few remodel projects (flooring, tile, roofing) and were able to schedule most of the work remotely, we live in NC. This is our second property in OS, and plan to use one for short term rentals and the other as a long term rental.

Hi Joana, I’m curious what made you choose the OS market to invest in, especially from out of state. Are you doing long term or short term rentals? 
we just closed on our second pro there last month.

Hello Everyone! My wife and I are moving from Boston to CLT this summer and want to house hack our first property. The city grind and out of control living cost have us looking for greener pastures. When I've visited CLT there seems to be a large number of older 4-plex units. Do these ever hit the market? Any general house hacking advice would be appreciated! Thanks

I'll try to listen to a couple of if the quarterly results investor calls, usually they will indicate their plans for the various portfolios.

Very interesting! I would imagine they are holding and just taking advantage of the low rates, they guys have a much lower cost of capital than most commercial buyers.
