I use rentecdirect as my management software and use background check services through them. To get a credit score I had to fill out additional information and the tenant does not have to approve through e-mail. If I want a full credit report I have to do a site inspection. I get a background check, evictions report, national sex registry report, and SSN verification. It costs anywhere from 9.95 to 29.95 because they provide the al carte services as well.

Every neighborhood has its own unique challenges. The question is do the numbers work and are you willing/equipped to work in the area. They are many people looking for a place to live. Unless the neighborhood is falling apart with no livable areas, I would invest there. There is someone landlording in every part of the city and if they know what they are doing they are profiting as well.

You would send the mail to their mailing address and not the property address. I have heard of some people sending to both hoping for a forward.

I have starting using Rentec Direct. It is easy to setup and very inexpensive. I am still working the ins and outs of the system so my review is a little shallow. I do not think it is as intensive as Appfolio or Builduim. You can manage units, split payments, activate ACH, market the property and syndicate, and many other features.

Another Marylander here who cannot CC; however, I have not felt the need for it too much. Even in the rough parts of the city I have not been approached in way that would necessitate it. I am at the range often and own a S&W M&P 9C and also an AR-15 with a slide-fire stock. I have a CC permit from Utah and Florida giving me most of the other states south of the Mason-Dixon line.

No problem. I understand now. So you pay the inspector each time you see a property from a wholesaler? That is good practice, but could get expensive quick. If it works for you great, I am a fan of inspections as well.

And for the record, I have been in much worse places than Baltimore City as a whole. The fact is everywhere has its bad people who have no regard for life or care for others.

I simply stated my principles and what I do, and you immediately tear that down and call me out of my name. I do not wake up worried about being rob, killed, etc. I do what I do and that is serve people. I help everyone I can rich or poor. There are bad people everywhere and those cases yes are terrible. Does that classify it a zoo? No. Plain and simple. Then you say you respect your tenants, you cannot even write here without judging people like me. 

I would be glad to meet you and get more of your experiences and understand why you have such a disdain and negative attitude towards the city. I am always in the city and at many meetings and meetups. Feel free to speak my photo is on here so you can recognize me.

I did not imply anything. I say exactly what I mean. I said that you characterized a city which you did in your initial post. Then you backtracked and said that you did not mean every person, but I am not good with you calling anyone  an animal. That is all I am saying. I manage units in the low income sections. The very ones you called dumps. I have dealt with headaches, appliances stolen, copper stolen, but I will not go to a level of berating a city.  

I do not care if you have 100 units in the city. I understand you spent well to build up, but you still missed the point. Put a poor person in a new house and they never experienced it before and they will still act the same in it. Reach your hand out and guide that same person assisting them along the way and then they will appreciate it. Not everyone of course, but the whole point is people can do better. 

The purpose of my post was not to count the units you have, but only to get you to understand that money does not matter and a new house does not matter. Honesty and care matters. Will someone steal your unit at some point, possibly, but seek to help. You should be writing about hope and pushing the city up instead of despair and tearing it down. 

I welcome you to join me anywhere in the city on the walks I do passing out bread and food and you will see what I mean. While I may not be able to buy up an entire block at this point, I am on the ground serving the city.
