No problem! That is what BP is here for! I wish you success in all your future work. Also remember that you can do a certificate program as well if you want a quick course in a specific area. A lot of these things you can research and study on your own. So I say pick a major that is good for backup, and then study and research everything else you are interested in. That is what I did. I have a few degrees, but I also have certifications and licenses in other topics that interest me and that I can apply to my business model.

It is really about you and the services you offer. Full time or part-time there are good and bad agents as well as investors. I have had my fill of terrible "full-time" agents who knew less that "part-time" agents. Seem some people do the same thing which is have one or two bad experiences and then lump everyone into the same category. The same way most retail agents do not want to deal with investors in the first place. They get one or two tire kickers and then all of a sudden all investors are bad. 

My advice is care less about what people have to say and work hard to achieve your goals. Your professionalism and the ability to get things done is what people should be talking about, not how often you are in the office. I work several different avenues of business so I can be considered part-time in many different ways. What I am is a full-time entrepreneur.

My clients could not tell you if I was full or part time because I give them a level of care that meets their needs and that is what they are looking for.

Oh how I miss the GI Bill, I was able to wrap up a BS and a MS with it. Post 9-11 is the way to go. If you go brick and mortar the BAH is much better than online. I would venture to say study Finance, Business, or something related to Legal Studies and have a focus/minor in real estate or contract law. This should put you in the place you need to be as well as a backup plan if real estate does not pan out for you.

I have multiple business including real estate. What my attorney and cpa suggested was that I have a parent company that owns the other companies. So for each stream of income I have a company set up that my parent company owns and manages them. I have separate insurance policies for each company and then the parent has its own of course. It can be expensive, but between real estate and technology things can go wrong.

@Jeremy Davis hit the nail on the head with his post. As an investor who decided to pursue the license for my own purposes I decided also to work with investors primarily in in their pursuits. It has brought me clients as they know I already know how to run the numbers and structure a deal from an investors point of view. The thing that bogs realtors down the most is a wholesaler not looking to actually purchase or someone who just wants CMAs for property after property with only the intentions of wholesaling. Here in Maryland a small group of us Realtors chose to build a team primarily around working with investors. Of course we will do retail and we still invest ourselves, but we are there to help. So if you can find an investor-agent versus an investor-friendly agent, (see the difference) you are in good shape. Just be ready to perform.

Even if you do not become a Realtor I suggest taking the pre-licensing course to become familiar with the terminology and some of the legal and ethical standards. This foundational education will help you tremendously. BP is a good resource but at times terms are thrown out that are not beginner terms and not having a foundation will just leave you confused. Being either one of those your pointed out will assist you in investing. 

Post: Wholsaling in Maryland

People are quick to call something illegal, when they A. do not understand it or B. do not want to deal with it. It is not illegal to wholesale, but it is becoming more frowned upon due the gross number of wholesalers who do not close, inflate prices, and market the property without having it under contract which is illegal. Learn the ins and outs before you attempt to start and it will save you some headaches.
