Hi Brittany, I'm also getting started in Columbus.  Just wanted to add my two cents.  Grandview, Italian Village, and Short North, are all great areas but will be much harder to find good flips in my opinion.  It really depends on whether you want to flip a less expensive property though or something on the cheaper side.  Old Town and King Lincoln could be good areas for cheaper flips.  Just my thoughts.  I'm sure others will chime in with some more info!  Good luck!

I see.  That makes sense.  I would be changing the layout from a 5 unit to a four unit.  It's a house that was made into five units so it can easily be changed and recoded once the city looks at it.  I also understand that I'm not supposed to post an ad like this so...

My partner and I are looking for a hard money lender to start a business relationship with. We have a property that we would like to purchase in a historic neighborhood in the Columbus, OH east side. It will be an owner-occupant and has 5 units. We will be purchasing with hard money, combining two of the units and rezoning it as a 4 unit. Then we will refinance with an FHA loan and repay the investor. Please message back if you are interested in starting a new business relationship.

Thanks for your response Rob.  Do you or anyone else know if it is the same for using a second loan?  For instance what if I got a second loan from a private party to cover the down payment?

I would like to buy a duplex as an owner occupant, but don't have the funds for a downpayment.  Has anyone asked a seller to gift them the funds for a down payment and then repaid the seller by adding that same amount to the purchase price?  Just curious if this is something legal. Or if anyone has other options they have used...
