Post: Trying to determine what is a reasonable amount of interest to pay the seller

I've been researching what the "going rate/average rate" of interest is being paid in MN and WI when asking the seller to do the financing.  In MN, for a Contract for Deed, all I can find is that it is negotable, whatever buyer and seller agree upon.  Are there any seasoned investors who can tell me what is reasonable?  Also is it more or less if you are asking for a 2 year verses a 5 year balloon?  Your advice is greatly appreciatedl

Can anyone remember back to their first phone call about buying a property and going for seller financing? Even though I know all of the right questions to ask - I'm procrastinating on making the call!  Crazy since I have no trouble making calls for my other business!  I know once I get the first one under my belt I'll be fine.  Fear of the unknown for sure!

I am looking for properties in the Minneapolis, St. Paul, MN area as well as Eau Claire, WI and surrounding areas.  (Multi family and single family housing.)

I'm seeing some interesting things on Craigslist in my area. Several FSBO but no mention that they would carry a contract. Most have a phone number only. When I call and inquire about the property how soon in the conversation do I get around to the financing question. Obviously I don't want to waste their time or mine but it seems a little abrupt to say hi, will you carry a contract on this property. Any ideas/suggestions?

My hubby and I are just starting in the world of Real Estate investing - we are baby boomers and wish we would have started sooner like some of you young ones.  However we didn't so we have to make up for lost time!  We have owned several properties over the years, meaning the single family homes we lived in at the time. Several years ago we purchased a condo which we gutted, renovated then flipped.  I found Bigger Pockets and thought it would be a great tool.  I would like any help I can get.  I would also like to know of any other newbies in the Minneapolis area.
