I'm trying to expand my buy and hold portfolio via owner financed deals. Any ideas on how to market specifically towards these deals?

I would recommend listening to all of the podcasts and spending hours and hours reading through the forum :)

There is a ton of useful information here. I'm also in the Utah County area - relatively new but starting to get my "feet wet" in the new area. Previously I was down in St. George.

Do any landlord associations exist in Utah? I'm planning to begin participating as much as I can in the UVREIA but I'm also considering a landlord association if one exists.

Thoughts?

Hey - welcome to BP Josh! I used to live in SG but recently moved up to Utah County. I still own some properties in SG and while I was down there I was more of a buy and hold investor.

Hey @Murray Gale welcome to Utah and welcome to BP! I agree with @Jordan Meyer 100% - the podcasts and posts on BP are awesome! I totally know what you mean about being more of a "do it yourself" person and I think a running theme on a lot of the podcasts is to get out there and DO IT.

When I had saved enough money for a down payment on my first property I REALLY wanted to get into a duplex or tri-plex. However, the family CEO nixed that idea so we ended up buying a single family which has been "fine" as a rental... but yeah... Happy wife happy life right?

Anyway - my opinion would be to get a duplex or tri-plex and then to occupy one of the units.

So - I bought my side on a "weird" short sale where the property wasn't even listed on the local MLS but instead on the "Salt Lake City" MLS. Also there were no locks on the doors so the neighborhood kids were using it as a "clubhouse" so there were some minor things to fix but overall a great property. Anyway - I owner occupied it for a while and then moved out and transitioned it into a rental. I was newer back then (I still consider myself new) so I was WAITING for the other one to go on sale instead of proactively contacting the owner and suddenly the other side went to auction and I wasn't able to scrounge up enough cash to buy it.

The family that bought it is owner occupying it. I have expressed interest to him but they don't intend to move anytime soon.

Anyway - that's the story :)
