Here is listsource's answer to the question:

"For the free and clear you need to go to Property tab and from the dropdown menu select Equity (%). And type from 100 to 100 then add it."

Good info Michael, thanks. A question for you though. Of the 3 Absentee groups:

1) Out of State
2) Out of City
3) In City

are any more likely to produce deals than another? Or in other words, which of these 3 classes should i market to first when looking for sellers?

I'm working on this also. I found a selection for "Matured Mortgages" which it defines as "records with a past maturity date (month/year)."

I think that will be a list of free and clear homes, but i'm not certain. Can anyone confirm this?

Thanks for the responses! I will gladly accept local offers to meet for coffee/beer. I'm a rank noobie so I'll be learning from everyone i can. If any of you will be at the Bend or Redmond REI meetings, i'll see you there as well.

I've been listening to so many podcasts for the past month or two that i've just about worn out my headphones.

Investing out-of-area is very appealing to me for a few reasons, but it seems like it might be good to do some local stuff first in order to build up better first-hand experience.

Well the profile questions give a great start, so i'll use those.

About me: Self employed with a one-man business that does alright but plants me clearly in the S quadrant. I want to be in the I quadrant.

I have no real estate experience as an investor. I have purchased a home (personal residence) in 2007 (bad investing there!), and I'm currently trying to sell it.

I'm interested in acquiring rental properties for income. Possibly interested also in wholesaling as a short-term income strategy.

I'm currently seeking mentorship, learning opportunities, experience and possibly a couple of cash flow properties to buy and hold in the very near future.

I'm an Oregon native and have been in Central Oregon for about 7 years. I've been listening to a lot of podcasts and reading books lately. I've just signed up for Matt Theriault's Epic Pro Academy. I also have begun attending local REI club meetings.

My area is small in population but in terms of percentages it rides the waves just like Phoenix and Vegas so i'm not sure yet whether it's a good or bad area to be investing in. Unfortunately there is not a lot of industry here and unemployment has been quite high.

Well, that's plenty for now. Looks like a great community and i've already found some good info here in the forums. Looking forward to more.
