Hello all!

I'm a newbie with one LT rental under my belt. I'm now currently interested in Brrrr, and I've just started the process of acquiring a $150k HELOC.

I’m looking for wholesalers familiar with the Baltimore (Essex, Dundalk, East Baltimore) area that I can partner up with to acquire and do deals with.

Idk if this is the right place to ask but I figured it’s BP so someone will help point me in the right direction.

Greatly appreciate any and all help with this :)

 hey troy,

i am currently invest in long term holds in the same area. i have one in west inverness in Dundalk and i settle on another one next Friday in Colgate .i am pretty new on my real estate journey . but they have a local meet up once a month in belair at Liberatores restaurant . dude there so much wealth of knowledge  in that room its crazy and everyone I've met so far have been super nice and helpful not to mention the networking there's people doing all kinds of strategy's.   where do you have your current rental ?

 Hey Shane,

Mine is off Kingston road in Essex, im actually going to the meeting next week off eastern ave! Im SO glad you told me that it was a great experience, I was a little worried not knowing what im going to be walking into that someone is going to try and sell me something lol

@Deneuve Brutus

Thank you SO MUCH for the reply, that was extremely helpful! I am so eager to jump into this journey man. But I don't want my eagerness to cause to panic or rush or pick a bad deal. Thanks again brother

Hello Bigger Pockets Community,

I need some pointers and guidance here. I have read about 6 of the bigger pockets books. I've made myself knowledgeable on terms and types of investing , BUT the issue lies that I want to start my invest journey as soon as possible but do not have a lot of capital to start the BRRRR strategy. I have about $20,000 in reserves. I guess what I'm trying to ask is. What can I start doing right now to begin my journey??? Should I give flipping a try until I have enough capita to buy my first BRRRR through cash offer? Should I look into Hard Money Lenders? What about Fix and Flip? House Hacking is not an option as I have little ones that I cannot move around. I'm so intrigued by Real Estate Investing and just want to start now and be as successful as I can be.

Any help is greatly appreciated

For everyone out there that self manages their properties, how do you collect your rent?

I understand electronically is probably the best option.

********Which platform, apps or other do you use?*******

Do you give your tenants a Heads-up prior to rent being due?

What happens if they don't pay on time?

Any feedback is greatly appreciated !
