@Greg Scott what a great question, I would think it’s unconstitutional because the lease is a binding contract or agreement, but due to COVID I would expect the stimulus to cover the bill of the past due rent being that no eviction. Which could really make things hard for landlords pockets especially if they have and existing mortgage.

@Alex Pelin I expect the Biden administration to extend the no eviction rule, I really believe once it is pulled whether now or later that it will cause a lot of damage to the rental market. Also think that customer with more then one mortgage example rental property that have a mortgage which they count on rent for payment of the mortgage and little passive income could be a big issue when everything hit the fan. Deciding what to pay your home that your family live in or the investment property!

@Daniel Fridrij look into North Carolina market also Raleigh Durham Charlotte really good markets that it doing pretty well because of the major colleges and medical centers doing this COVID 19 pandemic still standing stong
