Hey everyone - like a lot of folks my ears have perked up about Brownsville Texas recently. I'm looking to add another property to my portfolio before the end of this year and Brownsville has been on my radar. I know this is a bit of a broad post, but i'm really interested to hear what strategies investors have been successful with in this area.

A few questions i'm really interested in  finding answers to. If anyone has thoughts or answers the following questions I'd love to hear from you. (i'll update this post with answers as I get them)

• - Vacancy rates
• - Rent trends (what are renters looking for? class A properties)
• - Has the Starbase effected real estate in the last year?
• - What are the most sought after neighborhoods in the area?
• - Is airbnb a better bet for this area
• I appreciate all the feedback on these questions or others

Hi all - wondering what are the best practices around creating invoice/receipts for rent collected from tenants. What are the best options for platforms/software that automates this? AND if I just wanted to manually just create one what info should be included? Would love a template if you have a good one.

Hi everyone! Just throwing some feelers out there for any deal to be made on any multi unit properties in Long Beach and surrounding areas. I have been look through the MLS and other sights with my real estate agent to no avail yet. I'm looking for something to house hack that I can put some sweat equity into. My price range is in the 600k range. Also interested in what/where everyone else is investing in multi unit properties in the general area. Any tips or suggestions would be great! Thanks BP!

Hey everyone. I am currently looking to purchase a multiunit property in Long Beach area. I am already working with a good relator that is providing me with lots of potential properties. I'm posting this to gain some insight on the analysis portion of the process. I'm having a tough time figuring out the taxes and insurance on these properties. The first couple of properties I looked at I cant seem to figure out what the taxes are on them and for the insurance I had to call my insurance company and answer a ton of questions on each property. Is there a more stream line way of doing this?
