Been researching online watching videos .... So you saying the offer price we give them they agree once they get the money they payoff the bank ?

I'm really interested in wholesaling been reading books and doing a lot of searching ,watching videos. I'm a just oil confused about the wholesaling ...  Buying low from sellers but my only concern is what if the seller still owes money to the bank ? How do you wholesale the property and make a profit?

I always wanted to do real investing but always have a fear of talking to people because don't want get turned down ,be called a scammer etc. I started reading the the beginners guide also joined a group I'm meetup got a meetup tomorrow still a little confused where to start and how to go about it. Really need a mentor to guide me through would appreciate it and maybe become partners .

Is there any website where i can make copies a seller and buyer contract for Pa ?Want to have a idea how to fill it out correctly when i get a deal together.

@Aaron thanks I really trying to focus on wholesaling ,I don't have a lot of cash . I was hoping to find a mentor to see how it's done I can learn quicker watching .

I was always interested in REI (wholesaling) reading books "how to be a real estate investor ,learning as I read along .A little nervous to go out on my own afraid to screw up ,really need a exp. mentor to got out with in my area so i can learn as we go and get familiar with the business . Any exp investor in the Oxford ,Pa area thats willing to train me the ins and out of this business.
