I got my first four-plex via house hacking in 2021 and have flipped 2 properties (1 via Sub-to and 1 via hard money). I recently heard from a friend that he managed to buy a property with minimal upfront costs. According to him, he utilized a strategy called owner financing, where he financed a portion of the property's purchase price directly with the seller. Additionally, he obtained a loan to cover the remaining down payment amount that he paid to the owner, which facilitated the owner financing arrangement. Since I'm not well-versed in this process, I'm interested in learning more about it. Is this a commonly used strategy to acquire a property with no down payment? Thank you for your help.

I am currently a real estate agent and am getting into the fix-and-flip side of things in the Wasilla/Anchorage, Alaska market. While I recently achieved success with the sale of my first flip, I am encountering challenges in finding my next potential project. Currently, my approach involves physically driving around to spot potential flips, searching through tax records to obtain contact information, and reaching out via phone calls and mail. However, I have yet to experience favorable results. I am seeking strategies to optimize and streamline my lead generation process. Any advice would be greatly appreciated. Thank you.
