Purchase price: $288,500
Cash invested: $6,000

Flip in TX. 6,000 out of pocket. ARV expected at 418,000

@Nathan Reo Hey Nathan, I'm a Realtor here in Ogden and I work with plenty of investors that have their eyes on our market here at home. 160k will get you pretty far when it comes to rentals. Hey @Ryan Bergevin, I am an agent in the Salt Lake/Ogden area and I think if your strategy is working then definitely continue. Property values are skyrocketing here as I'm sure you've seen. I've also seen small business storefronts selling for ~300k in some areas of SLC. Feel free to message me if you need more specific data on any one area and I can do more research for you. There is also potential for smaller cities in the state like Price if your main goal is cash flow rather than crazy equity.

Hey Russell, your agent really has hit the nail on the head. Especially when you're looking at prices under 300,000. They're going to sell extremely fast and it's very easy to back out of a deal as a buyer. Let me know if you need any more info on the area! I grew up in Ogden, live in SLC, and service all of Northern Utah.
