It really depends on what you consider a good deal. There are several multi unit properties on the market. I have a 4plex on Cushing bringing in $2000 a month for $99k. Solid tenants!

I don't know what you are talking about @Stephen Schoon. I live 20 minutes from you, and I meet clients over drinks all the time. 

As long are you are just talking shop and not looking for signatures on contracts, this is a perfectly acceptable practice. :-)

Hi Ash.

Standard leases vary county to county in Ohio. Call one of these 3 places: 

1.) The Realtor you use.

2.) The title company attorney of the title company you use.

3.) The county bar association in the county you lease in. They can refer you to a local attorney who does rentals. He will sell you a template for around $250.00.

Good morning @Jacob Studer . Congratulations on your new path. Starting as young as you are is VERY smart. I have some clients I started in their early 20's and now, in their 30's, they are pretty set up to retire well. They buy one home to keep and rent per year. 

I'm in Columbus, Ohio. Feel free to message me if you have Ohio questions. I only work Columbus, and laws vary county to county here, but the big ones are all pretty similar. And if you are considering Columbus, I would be happy to help :-)

Hi Rickie.

Each county has it's own lease. It's generally developed by that county's bar association. 

You should be able to get one from one of these three places. 1.) Your Realtor-assuming they work in investment properties, they should have one.  2.) The title company that you are closing with's attorney. Or 3.)  Any attorney in the County that does evictions.

Hi Rudi. 

I'm a licensed Realtor in Columbus, Ohio. I work with investors all the time and know the city well. I own rentals, do flips, etc.. myself.

Although a Realtor can't legally tell you if an area is good/bad, we can certainly tell you where we buy/sell and tell you our experiences. We can also tell you what areas command what amount in terms of rent.

No need to call the police department, or have to take someones word for it. You can put any address in the county in and get crime reports. It is VERY helpful when looking at different areas of town. I use it daily.

Hi Kevin.

Each of those areas are 1.5 hours apart. You will need 3 property managers. 

In Columbus, it depends on where the properties are. There are areas in Columbus that the big managers won't do. Specifically 43211, 43222, and 43213. 

I'm not a property manager, I'm a Realtor, but I can refer you to someone depending on where the properties are in Columbus. You can message me and I'm happy to give you some names.


I don't work in Akron, or Canton, so I can't speak to those areas, but I can refer you to a Realtor in each area if you need one.
