@Jill F. I will attempt landlord at first, but will work the numbers to include a property manager in case we decide it is too much.  I plan to go for value add with immediate cash flow, but my biggest concern is that a large portion of homes in my town are very old (we have a large historic district).  Investing in an old house opens us up to that many more issues that can arise both immediately and down the road.  I don't know if i should stay away from these and look for 1980 and newer to hedge the risk.  My town is land locked with not a lot of options for building, but the area continues to grow.  Schools are amazing and commercial developments are growing as well so i feel like it is a good area to start in.  

How did you come up with your processes?  Borrow them from others via research or just creating them as you go?

I was wondering if anyone can give advice on getting their spouse on board? I am a newbie looking to buy my first rental property in 2018. My husband says he trusts me and supports me (knowing that I am the financially savvy one in the family), but he is a quite pessimistic given that he is a police officer and only sees the worst in people (think tenants pouring cement down the toilet, taking the water heater with them when they leave, or landlord/tenant eviction calls). I know these things can happen, and I should be prepared for things to go wrong on occasion, but I am not willing to let the horror stories keep me from buying my first property, especially if I have systems in place to hopefully minimize the risk of putting these types of tenants in my properties.

My name is Trish and I am newbie looking to start investing in my home town of Crown Point, Indiana, specifically buy and hold single family homes or duplexes. I have been consuming anything I can get my hands on real estate related for the last 7 months and am ready to get off the sidelines!

I am currently a financial analyst and commute to Chicago daily – I don’t mind the work, but hate the commute (although I must say, this has facilitated consuming about 3 hours of real estate content daily!) I know real estate investing isn’t a sprint, but would eventually like to spend more of my time and energy on real estate vs. the 9-5 job (or in my case 6-6). End game is to allow me more freedom to choose how I spend my time and at the same time invest in my community. I look forward to learning from you all and hopefully giving back where I can!
